LewisMcDaniels Provides an Overview of the Coming Frederick County Tax Sale

The Frederick County Tax Sale is nearing its May 9 target date, meaning that tax sale purchasers have one more auction to look forward to. The Frederick County Tax Sale will include the first quarter’s list of properties for tax sale foreclosure. Announcing the details of the coming Frederick County Tax Sale auction is the county’s local government via Diane E. Fox, the Director of Treasury. 

In the notice released early in April, the local government outlined key stipulations in the acquisition of a certificate of tax sale in Frederick County Maryland.

Key Dates

According to the notice signed and dated by the Director of Treasury’s office, May 9, 2022, will be the date of the sale. Buyers need to register to participate in the tax sale auction. 

The dates of registration are from April 1 to April 29, 2022. Interested parties can register through the Frederick County local government site. As part of the registration, applicants must pay a registration fee of $100. The registration fee is non-refundable. 

Timeframe for the Owners of Frederick Tax Sale Foreclosure Properties

Before the sale, property owners can still reclaim their properties even after they have been listed for tax sale foreclosure. They can do this by paying the tax arrears within the timeframe stated in the tax sale notice. 

According to the notice, property owners with property tax arrears have between April 15 to May 6, 2022, to make full payments. Also, payments on the final day will no longer be accepted beyond 4:00 PM. 

Between April 15 and May 6, Frederick County will be updating the list of tax foreclosure properties. The Office of the Director of Treasury will be removing properties whose owners have paid within the 20-day grace period. 

What If Complications Arise Following the Sale? 

After 4:00 PM on May 6, 2022, the remaining properties listed for tax sale will be available to registered buyers. On the day of the tax sale auction, buyers are expected to pay for all certificates of tax sale in Frederick County. Buyers need to render full payment for all certificates no later than 4:00 PM on the auction’s date. 

Should there be any complications following the awarding and payment of certificates, buyers will be notified. Also, the high bid premium will be fully refunded. What will not be refundable are the property interest payments and any other expenses incurred, like attorney’s fees.
