Anne Arundel County’s Tax Sale Process

The tax sale will follow the same auction-type format as its past editions. In Anne Arundel County, tax sale auctions follow a process governed by the Maryland Annotated Code. In particular, they take place based on the provisions of the code’s section on tax property.

The  process begins when the county registers delinquent taxpayers. After registering these taxpayers and their properties, the county notifies the taxpayers 30 days before the sale’s date.

Between the notice and the  sale date, taxpayers may pay their outstanding tax balances to the County’s Office of Finance. Paying the remaining balance will remove a property from the list of tax liens. However, if a taxpayer fails to pay, the liens on the property will remain on sale.

How To Participate

Before the  sale, interested tax lien buyers can check the available liens on the county’s site. The Tax Sale Division releases a list of tax liens 30 days before the date of the sale.

Interested buyers can then attend the auction. At the auction, buyers can purchase tax lien certificates.

Lien certificates enable a buyer to request the property’s owner to pay taxes to the county. If the property owner fails to pay taxes, the lien certificate owner can order the property foreclosed for easy acquisition.

How Long Should Lien Certificate Owners Wait for the Properties To Be Redeemed?

In Anne Arundel County, property owners have four months from the date of the sale to pay taxes and other amounts owed to the county. After four months, the lien certificate owner reserves the right to foreclose the property.

If the property owner does not redeem the property in six months, the lien certificate holder can file a foreclosure case. At the end of the foreclosure case, the lienholder can acquire the property but take on the remaining property taxes owed to the county.
